Advice / Guide

Planning a Bespoke Home in the West Midlands

A bespoke home starts with an ambition for a place that does not yet exist. Before discussing the construction, explain what you want the home to achieve and where the project stands today.

For a proposed new build in Birmingham or elsewhere in the West Midlands, a clear introduction connects the site, the design stage and the building scope.

01

Begin with the household, not a collection of images

Describe who the home is for and how it should work from day to day. Think about shared spaces, privacy, working from home and the relationship between rooms.

Reference images can communicate an aesthetic, but explain what you like about them. A useful brief translates inspiration into priorities rather than treating a picture as a construction specification.

02

Explain the site position

Provide the location and an accurate account of your relationship to the site. Share the documents already available and identify what is still being established.

Do not treat a listing description or an early sketch as confirmation that a particular home can be built. Site suitability and the approval position need appropriate project-specific input.

03

Identify your team and the design stage

List the professionals already appointed and describe the status of the drawings. Make it clear whether you are exploring a proposal or discussing a developed design.

Ask how the construction scope relates to the work of your existing team. Do not assume design, planning or other professional services are included in a builder’s proposal.

04

Set out the construction discussion

Explain which building work you want to discuss, what is already specified and what choices remain open.

Include the intended programme and an indicative budget if available. A preferred start date is a discussion point, not an agreed booking. A preliminary figure is not a substitute for an understood scope.

05

Questions to resolve before commitment

Citizens Advice recommends checking approvals and getting quotations and the agreement in writing before undertaking home building work.

  • 01What information is needed to understand and price the work?
  • 02Who is responsible for each professional and construction role?
  • 03What approvals need to be established?
  • 04What does the proposed agreement include and exclude?
  • 05How will changes be documented?

06

Introduce your new build

Send Blue Curve Build the site postcode, a short description of the proposed home and the stage your plans have reached.
