Single-Storey vs Double-Storey Extensions: Which Suits Your Home?
When you start planning a house extension in Birmingham, one of the first questions is whether to build across one floor or two. The useful answer starts with the space your household is missing—not a rule that one option is always better value.
A single-storey proposal focuses on additional accommodation at one level. A double-storey proposal considers additional space across two. Neither description tells you whether the idea suits your property, budget or approval position.
01
Start with the problem you want to solve
Write down what is not working today. Perhaps the kitchen is isolated from family life, the dining area is cramped or you need another bedroom as well as more living space.
Separate the essential outcomes from the optional ones. If all your priorities concern the ground floor, ask what a second floor would actually contribute. If upstairs accommodation is the main issue, consider whether the ground-floor changes support the same brief.
02
Consider the existing house, not just the addition
An extension should be discussed in relation to the rooms, circulation and access already present. Ask how people would move through the proposed layout and what happens to the spaces alongside it.
For a two-level proposal, include the upstairs arrangement in the brief from the outset. A larger drawing does not automatically produce a better everyday layout.
03
Compare the complete proposed scope
Avoid comparing two options using floor area alone. Ask your project team to explain what each scope includes: building work, connected alterations, specified finishes and any professional input required.
Compare quotations against the same information wherever possible. Citizens Advice recommends written quotations and a written contract that records the work and agreed arrangements.
04
Check the approval position
Planning permission and building regulations are separate considerations. Establish what your actual proposal requires rather than assuming that one extension type is automatically exempt.
05
Questions to put in your brief
- 01Which rooms do you need and why?
- 02What should change on each floor?
- 03What drawings or advice already exist?
- 04Which requirements are essential?
- 05What budget and timing expectations should be discussed?
06
