Loft Conversion or Extension: Which Should You Explore?

If your home feels short of space, you might be looking at the roof above you or the land alongside the house. A loft conversion and an extension offer different starting points, but the right discussion begins with the same question: what is the space for?

There is no universal answer based only on the name of the work.

01

Define the missing room

Write down the intended use, who will occupy the space and how it should connect to everyday life.

If your priority is a larger kitchen and dining area, explain that relationship. If you need a bedroom or separate workspace, describe the privacy and access you want. The intended use should lead the discussion rather than a preference for one construction label.

02

Think about movement through the home

Consider how people would reach the proposed space and which existing areas could be affected. Ask your design team to explain circulation, connections and the effect on rooms around the new accommodation.

For a loft proposal, do not consider the roof space in isolation. For an extension, do not focus only on the new footprint. Both need to be understood as part of the house.

03

Establish what is feasible

An enquiry is not a structural assessment or confirmation that a loft can be converted. Equally, having space in the garden does not by itself establish that a particular extension can proceed.

Share available drawings, surveys and advice. Ask the appropriate professionals what further checks the actual proposal needs. Confirm planning and building regulations requirements before assuming approval.

04

Compare the full proposals

Do not decide that one option is always cheaper, quicker or more valuable. Ask for the specific scope, connected alterations, assumptions and unresolved items for your property.

Your comparison should include how well each option answers the original brief—not just how much space appears on the drawing.

05

A useful first enquiry

Include your postcode, property type, intended room use, current drawings and any timing or budget expectations. If you are undecided between two options, say so.
